RIDGELAND: Couple plans 66-acre subdivision on south end of town. A seven-year dream to build affordable housing in Ridgeland has taken place, after a successful groundbreaking ceremony for a 66-acre residential subdivision.
Kenneth and Patricia Brown have begun construction of the community at S.C. 29, S.C. 102 and U.S. 17 near Mitchellville on the south side of the town.
The Browns hope to eventually build 66 homes in the $100,000 to mid-$160,000 range, Kenneth Brown said Tuesday.
"This is really a lifelong dream that is coming to reality," he said from his office in Hardeeville. "We bought the property about seven years ago and we have been working on the development ever since."
The Browns will start off with two model homes and six "spec" houses. Square footage will range from 1,200 to 2,000 square feet. All will have three bedrooms and two full baths, he said.
The subdivision will be built in three phases, he said, with 35 homes going up in the first phase and 31 homes in the second phase. A third phase ultimately will feature higher-end homes and commercial development, including retail shops, restaurants and offices.
The first phase will be called Sterling Woods. "I have worked on many homes in this area and felt a desire to help others reach the American dream of home ownership," said Brown, who has been in the housing business for about 20 years. He also is a former member of the Jasper County Planning Commission.
All the properties in the subdivision are listed in the Beaufort MLS, and in future will be listed in the Hilton Head MLS as well.
The Browns property was annexed into Ridgeland several years ago, and will be served with town water and sewer.
